Getting Bloomington rentals ready for IU move-in

Move-in season around Indiana University is the busiest turnover of the year. Here's how to get the outside of your rentals ready without scrambling.

Start before the rush

Most Bloomington leases turn over in late summer ahead of the fall semester, which means every landlord in town wants cleanups done in the same few weeks. Booking exterior work early in the summer keeps your properties from sitting overgrown while you wait for a crew.

Turnover checklist

  • Mow, trim and edge so the property looks cared for on move-in day
  • Clean out beds, pull weeds and put down fresh mulch
  • Trim shrubs back from windows, doors, walkways and exterior lights
  • Clear walkways, steps and parking areas of debris
  • Haul off anything left behind outside by previous tenants
  • Check trees for dead limbs hanging over parking or walkways

Why curb appeal matters for rentals

A clean, trimmed exterior makes showings easier and signals to tenants that the property is maintained. Overgrown shrubs by windows and doors can also hide entry points and block lighting, which is a safety issue as much as a looks issue.

Set the season up once

Instead of one-off calls, put rentals on a weekly or biweekly mowing schedule through fall, add a fall leaf cleanup and set up a snow removal plan for walks and parking before the first storm. Also check the City of Bloomington's rules for clearing sidewalks after snow so you know what's expected.

We work with Bloomington landlords and property managers on turnovers, ongoing mowing and winter plowing, with one point of contact for every property.
